We no longer charge an Application Fee for processing your Tenancy Application.

 

Security Deposit

 

The amount of the Security Deposit is usually the equivalent of one month’s rent. However, in some situations it may be a higher figure, for example, if you have a pet. We will discuss this with you when you view the Property and then confirm the amount required. The security deposit will be lodged with the Deposit Protection Service (DPS).

 

Holding Deposit and Other Payments

 

The initial payment prior to referencing is £100 (payable to Runnetts Letting Agents) unless the monthly rent is less than £433 in which case the Holding Deposit will be the equivalent of one week’s rent.

The second payment prior to the move will be the remainder of the first month’s rent together with the security deposit (again payable to the Agent).

During the tenancy and payable to the provider by the Tenant: Services and utilities including gas, electricity, heating oil, water, telephone and internet, satellite television, TV Licence. The tenant is responsible for paying the Council Tax. One or more of these charges (for example water) may sometimes be included as part of the rent – in this case we will give you full details when you view the Property.

Late Payment of Rent

 

If you do not pay your rent on the rent date set out in your Tenancy Agreement with out prior agreement, you may be charged interest after seven days on the amount of unpaid rent. The amount of interest will be at the rate of 3% above the Bank of England base rate which applies at the relevant time. This may not be charged in cases of hardship.

 

Locks and Keys

 

Locks: Please be aware that if we have to change the locks on your property because of something you, a member of your household, or visitor has done, then you will be responsible for the cost of the new lock (or locks) and the cost of fitting the lock (or locks). You will need to pay us after completion of the work. We will let you have a copy of the Invoice.

 

Keys: If you do something that means you need a new key then you will be responsible for the cost of the new key. You should arrange for the key to be cut yourself, unless it is a special safety lock – in this case we will arrange for the cutting of keys and you will then need to pay us. We will let you have a copy of the Invoice.

 

Remote Controls and Security Devices: You will need to pay the cost of replacement remote controls or other security devices that have been lost or not returned at the end of the Tenancy.

Leaving Furniture and Other Belongings: If you leave items behind, they will be retained for a maximum of fourteen days. Charges will only be incurred where the Landlord has given you notice that items have not been cleared; and you have failed to collect the items promptly. If the items are not collected within fourteen days of you being notified, the Landlord or the Agent may dispose of the items and you will be liable for all reasonable costs of disposal; the costs of which may be deducted from any sale proceeds or the Deposit. The costs incurred will be evidenced by the Invoice supplied by the storage firm or the disposal contractor and will be calculated on the basis of the costs charged by the relevant contractor – the cost of storage, the cost of labour, transport and waste disposal fees. If there are any remaining costs after the above deductions have been made they will remain your liability.
